Avid Inspections provides home inspections across the entire Kansas City metro, on both the Missouri and Kansas sides of the state line. We're based out of Grandview, MO, with inspectors also based in Liberty and Smithville, MO. Having more than one base means our team covers the southern suburbs, the urban core, the Northland and Johnson County without treating any part of the metro as an afterthought.

Every general home inspection can be paired with termite, sewer scope, radon and mold testing in the same visit, and Spanish-language inspections are available. Find your city below. If it isn't listed, call us. If it's in the Kansas City metro, we can almost certainly inspect it.

One Team for Both Sides of the Metro

Kansas City home searches often cross county and state lines. A buyer might tour a house in Lee's Summit in the morning and another in Overland Park that afternoon. Our inspectors are based in Grandview, south of the river, and in Liberty and Smithville, north of it, so we can schedule inspections anywhere in the metro. You don't need a different inspection company for each part of town, and the same services are offered in every city we serve.

Services Available Across the Metro

  • General home inspection: $400 for homes up to 2,000 sq ft. Report delivered the same day.
  • Termite inspection: $90 with an inspection, or $150 standalone. Report delivered the same day.
  • Sewer scope: $200 with an inspection, or $250 standalone. Report delivered the next day.
  • Radon testing: $150. The test runs 48 hours with Corentium Pro or RadonEye continuous monitors, and you get results when the test is done.
  • Mold testing: $275 with an inspection, or $350 standalone.

Do you inspect homes in both Missouri and Kansas?

Yes. We serve the entire Kansas City metro on both sides of the state line, from Jackson, Cass, Clay and Platte counties in Missouri to Johnson and Wyandotte counties in Kansas.

Where are your inspectors based?

Avid Inspections is based out of Grandview, MO, and we also have inspectors based in Liberty and Smithville, MO. Our team has multiple inspectors, so we cover the south metro and the Northland from nearby bases.

How fast will I get my report?

General home inspection and termite reports are delivered the same day. Sewer scope reports arrive the next day, and for radon, the test runs 48 hours with Corentium Pro or RadonEye continuous monitors, and you get results when the test is done.
